Coming off of a very busy AT&T Pro-Am week, the market noticeably slowed across the Peninsula, particularly in the prime parts of Carmel ( 2nd slowest week in ’17). As always, a few highlights from the week below:
Pebble’s market slowed yet again with just 1 closed escrow and 2 new sales. The lone closed escrow came from the quiet, gated enclave of Macomber Estates – a 7,200 sq.ft. custom built Spanish-Colonial with ocean views that sold for $6.05M (14% off of List Price). The top new sale comes from Rodeo Rd in the heart of the MPCC area – a recently built Mediterranean-style home just off of the course that’s listed at $3.55M. The other new sale, also from the MPCC area, is an interior condo along the 13th fairway of Spanish Bay, offered at $3.35M. We’re honored to represent the buyer of this sought after unit.
Carmel’s market behaved much more subdued this week as the town recovers from celebrating Jordan Spieth’s victory at the AT&T Tourney. The top closed escrow came from Santa Lucia Ave (border of Golden Rectangle & Carmel Point) – a recently built 3 story Spanish-style home that closed at $3.75M (7% off of List Price). The other closed escrows included a tastefully designed Contemporary-ranch home on a double lot in the SE area of Carmel that sold for $2.8M (13% off of List Price) and a newly built Mediterranean-style home on Rio Rd with ocean views that closed at , $2.55M (12% off of List Price). The top new sale comes from the NW area of Carmel at the corner of 4th & Carmelo– after selling less than 7 months prior, this 3 story ocean view home went back into escrow at $3.995M.
The Highlands had activity to report with a new sale coming from the frontlines of Yankee Point Dr- a ranch-style home built in the 90’s with panoramic ocean views, offered at $5.5M.
