To the surprise of locals, the Highlands market had a notable uptick in activity, despite Hwy 1 being log-jammed over recent weeks. The rest of the Peninsula saw a slight rise in activity this week, although still slower than seasonally adjusted averages. As always, a few highlights from the week below:
Another sluggish week for Pebble’s market with zero closed escrows and just 2 new sales. The top new sale is an updated 30’s Spanish-Colonial on an artery (Stevenson Dr) in the Country Club East area with ask of $1.979M. The other new sale is a 70’s ranch-style home, also in the Country Club East area, with an ask of $1.375M.
Sales in the prime parts of Carmel rose from the previous week, led by a rush of closed escrows (5). The top closed escrow came from the Golden Rectangle on Casanova, just South of Ocean Ave – a partially updated 60’s Cape Cod-style home that closed at $1.975M (1% off of List Price). The other closed escrows included another remodeled Cape Cod-style home in the outskirts of NE Carmel that sold for $1.85M (2% off of List Price); a modernized beach-cottage just North of Ocean Ave on Dolores that closed at $1.688M (5% off of List Price); a small (1,283 sqft), dated cottage in the heart of the Golden Rectangle that sold for $1.6M and a renovated, oversized home in the Eastern part of Carmel Point that closed at $1.46M.
The Highlands had a robust week by historical standards with 1 closed escrow and 3 new sales – all below the $2.5M threshold. After nearly 2 years of being in escrow, 31549 Hwy 1 finally closed at $1.525M. The top new sale is a 1918 MJ Murphy designed home with expansive ocean views, just above the Highlands Inn, that went into escrow with an ask of $2.35M. The other new sales include a teardown (dirt value) on the East side of Spindrift with an ask of $1.695M and a partially remodeled home in the ‘Meadows area, just West of Highway 1, listed at $1.029M.
Quail also had news to report this week with a listing on Valley Greens Cir going into escrow – a single-story Mediterranean-style home that overlooks the 3rd fairway of Quail, offered at $1.895M.
