We Give Thanks

This year we give thanks for our wonderful community, the beautiful place we are fortunate to call home, and the family and friends we have been blessed with along the way. After a much needed first rain of the season, the peninsula has been buzzing with fun, food, and festivities. As always, we’ve included a summary of sales from the week below (3 closings in Pebble Beach, 1 in Carmel, and 1 in the Highlands in addition to 1 new sale in Pebble, and 3 new sales in Carmel). All 3 closed escrows in Pebble this week were under the $3M mark: a bank owned fixer with a 5,000 square foot skeleton sold for full price ($2.875M) after 1 week on the market, a 10 year old Mediterranean home in the Upper Forest region rang in at 2.7% off list price (sale price: $1.8M, DOM = 52), and a remodeled 1950’s-era Ranch Style home sold for $1.5M, a 5.9% discount off list price (DOM = 40). As far as new sales in Pebble, a dated remodel opportunity in the Upper Forest went into contract after over a year on the market (list price: $850K).

“Dove Cottage”, a cozy vintage 2 bed/2bath on Carpenter Street in Carmel sold for full price at $999K after 1 week on the market. The 3 new sales in Carmel included: a spacious luxury townhome unit in the heart of downtown Carmel (list price: $3.295M, DOM = 68), a quaint home on a quiet street with plenty of whimsical charm (list price: $1.45M, DOM = 17), and a charming space in Hatton Fields on a 10K sq. ft. lot which was on the market for less than 1 month (list price: $1.325M).

A dated, partially remodeled home on coveted Ribera Road sold at the ask price of $2.5M after less than a week active. No further activity to report in Carmel Highlands, Quail, or the Preserve this week.

Pebble Beach
  • CLOSED ESCROW: 1427 Lisbon Lane, Sale Price: $2.875M (full price), DOM = 10.

  • CLOSED ESCROW: 4016 Costado Road, Sale Price: $1.8M (2.7% off list price), DOM = 52.

  • CLOSED ESCROW: 2852 Elk Run Road, Sale Price: $1.5M (5.9% off list price), DOM = 40.

  • NEW SALE: 4041 Costado Road, List Price: $850K, DOM = 373.

  • ACTIVE LISTINGS: 81 Homes (Country Club West = 15, Country Club East = 9, Central Pebble = 26, Lodge = 18, Upper Forest = 13), 27 Lots.

  • CLOSED ESCROW: Carpenter 2 NW of 3rd Street, Sale Price: $999K (full price), DOM = 7.

  • NEW SALE: Dolores 3 SE of 7th, List Price: $3.295M, DOM = 68.

  • NEW SALE: Perry Newberry, 4 SW of 4th, List Price: $1.45M, DOM = 17.

  • NEW SALE: 26122 Atherton Drive, List Price: $1.325M, DOM = 28.

  • ACTIVE LISTINGS: 73 Homes (NW Carmel = 8, NE Carmel = 18 Golden Rectangle = 15, SE Carmel = 6, Carmel Point = 12, Hatton Fields = 12) 7 Lots.

Carmel Highlands
  • CLOSED ESCROW: 2755 Ribera Road, Sale Price: $2.5M (full price), DOM = 5.

  • ACTIVE LISTINGS: 21 Homes (5 Oceanfront), 7 Lots.

Quail Lodge/ Preserve
  • ACTIVE LISTINGS: Quail Meadows = 1 Home, 0 Lots. Quail Lodge = 3 Homes, 2 Lots. Preserve = 13 Homes, 49 Lots.
