Pure Insurance Championship in Full Swing

Legends from the PGA Tour join 1st Tee Juniors and Amateurs for a fun-filled weekend on the links of Pebble Beach and Poppy Hills. The local market was a bit more subdued this week with just 4 closed escrows and 7 new sales across the board after seeing multiple weeks of increased activity. As always, a few highlights from the week below:


In rare fashion, Pebble outpaced Carmel with 2 closed escrows and 4 new sales. The top new sale came from the heart of the MPCC area on Valdez Rd – a tastefully renovated 1920’s Spanish Colonial style home that closed at $3.867M (8% off of List Price). The other closed escrow was a partially updated fixer in the Upper Forest that sold for $910K (15% off of List Price). The top new sale comes from the Country Club East area on Bird Rock Rd – a partially ranch-style house just across the Shore Course’s 18th fairway that went back into escrow at a list price of $1.595M. The other new sales include another partially renovated ranch style home in the CCW area, offered at $1.56M; an updated traditional style home tucked behind the back nine of Poppy Hills, listed at $1.395M and a 70’s rustic contemporary fixer in the Upper Forest with an ask of $895K.


Carmel’s market tapered to one of its slowest weeks this quarter with just 2 closed escrows and 3 new sales. The top closed escrow came from the NE area of Carmel – a 90’s Cape Cod style home with an additional parcel/water credits that sold for $2.1M (4% off of List Price). The other new sale came from the Hatton Fields area on Mesa Dr – a single-level post adobe style home that closed at $1.4M (22% off of List Price). The top new sale is a 1950’s beach bungalow on an oversized lot (6,000 sqft) in Carmel Point, offered at $1.85M. The other new sales include a 40’s traditional style home on an acre in the Hatton Fields area, listed at $1.735M and a dated cottage in the NE area of Carmel on Guadalupe with an ask of $1.349M.
