Happy Birthday Carmel-by-the-Sea

The annual Carmel-by-the-Sea Birthday Party and Parade is this Saturday and all local, tourists and four legged friends gather for this fun affair. We have been experiencing some wonderful summer weather in October, so head downtown and enjoy the festivities and the beach. As always, highlights from this week’s real estate market below:


Pebble picked up the pace after a slow week last week (1 closed escrow and 1 sale) with 5 closed escrows and 2 new sales. The top closed escrow came from the Lodge area – a Mediterranean home located on the second hole at the famed Cypress Point Golf Club that closed at $6.8M (9% off list price). The other closed escrows included a Monterey Colonial on Viscaino Road that closed at $2.7M (8% off list price), an off market Spanish style home on the 1st green at MPCC’s Shore Course that closed at full ask of $2.7M, and a Spanish Bay Condo on the 12th tee that closed at $2.69M (10% off list price).


Carmel slowed this week with 1 closed escrow and 2 new sales. The closed escrow this week was a 2017 Carmel cottage on Dolores and 11th that closed at $3.05M (2% off list price) after previously selling for $2.8M in ’16. The two new sales this week were a Mediterranean cottage on Guadalupe and 6th listed at $2.099M, and a 1930’s cottage in Northeast Carmel listed at $999,900.


Carmel Highlands had one sale this week to match last week’s pace. The sale came from the East side of the highway on San Remo Road listed at $3.649M.


Quail Meadows matched last week with another new sale. 5482 Quail Meadows Drive, a custom Contemporary with a list price of $4.495M, went into escrow after 286 days on the market.


No news to report in Quail Lodge or the Preserve this week.
