Comfort Food @ Crossroad BBQ

We are happy to welcome our new favorite lunch spot, Crossroads BBQ, to our neck of the woods! The Ingram family found a way to connect their two passions - barbeque and beer - to create a fun atmosphere with great food. Their original location in Aptos, Aptos St. Barbeque, has a large following spanning across California. Fans are thrilled they’ve brought the business down south to Carmel and can enjoy some great BBQ closer to home. Formerly the location of Café Stravaganza, this newly remodeled restaurant gives off industrial-chic vibes with an extension into the parking lot where they smoke their meats, sometimes starting as early as 4:30am! Their BBQ is slow smoked with oak wood for hours and seasoned with their own rubs seeking the perfect harmony of smoke and flavor. To pair with your meat, Crossroads Barbeque offers a great selection of local craft beers including Alvarado Street Brewery, Sante Adairius Rustic Ales, and Woodhouse Brewing Co. You can also catch live blues music every night from 6-8pm. This is a fun place to bring the family or enjoy a beer after work. Our menu favorites so far? The pulled pork, tri-tip, and potato salad! Pebble Beach had a productive week ringing in 5 closed escrows and 2 new sales.  The top closed escrow was “Casa Margarita”, a renovated 1920’s-built Spanish Revival style home with ocean views near the Lodge (sale price: $6.79M, 9% off list price, DOM = 76).  The remaining 4 closings in Pebble were all below the $2M mark: a centrally located contemporary home (sale price: $1.76795M, 7% off most recent list price or 10% off original list price, DOM = 193), a dated ranch style home near MPCC which was on the market for 5 months (sale price: $1.17M, 6% off most recent list price or 22% off original list price), a similar product type in Country Club West which sold for $1.15M (4% discount off list price) after 1 year on the market, and another dated fixer opportunity on the Dunes course which closed for above ask ($1.0999M) at $1.165M after 3 weeks on the market.  New sales consisted of a newly constructed Mediterranean in the Upper Forest Region listed for $2.595M (DOM = 20) and a partially updated 1980’s-build on the Estates side of Forest Lake which was on the market for less than 2 weeks (list price: $2.31M).


Mimicking Pebble’s activity, Carmel also had 5 closings and 2 new sales this week.  The top closing in Carmel was a home on a highly trafficked street but located a close proximity to Carmel Beach, which clocked in at $4.4M (11% off most recent list price or 23% off original list price, DOM = 144).  Our other closed escrows in this subregion were an oversized cottage in the Golden Rectangle which was on the market for 1 month (sale price: $2.59175M, 6% off list price), a double A-frame home built by a local master builder located in NE Carmel (sale price: $2.15M, 6% discount off most recent list price or 8% off original list price, DOM = 82), a nicely remodeled home on the same street which was on the market for 2 months (sale price: $1.95M, 7% off most recent list price or 11% off original list price, DOM = 69), and a condominium unit close to town in NE Carmel which sold for $905K (5% discount off most recent list price or 24% off original list price) after 3 months on the market. As far as new sales, a cozy renovated vintage cottage on Carpenter Street went into escrow after 1 week on the market (list price: $1.025M) as did a dated home near Hwy 1 in NE Carmel (list price: $999.9K, DOM = 242).


Carmel Highlands reported 1 closed escrow this week: an ocean view teardown with renderings and plans for a new residence on the east side of Spindrift Road which sold for $1.3M (7% discount off most recent list price or 18% off original list price) after going on and off the market over the past year.


There was no sales activity in Quail or the Preserve to note.

  • CLOSED ESCROW: 2939 Sloat Road, Sale Price: $1.165M (above list price of $1.0999M), DOM = 24.

  • NEW SALE: 4134 Sunridge Road, List Price: $2.595M, DOM = 20.

  • NEW SALE: 3155 Forest Lake Road, List Price: $2.31M, DOM = 11.

  • ACTIVE LISTINGS: 73 Homes (Country Club West = 16, Country Club East = 7, Central Pebble = 26, Lodge = 14, Upper Forest = 10), 33 Lots.
