Carmel Strikes a Chord This Week

ea has started to settle into the Holidays with a slower activity across all regions. Carmel had the only 2 new escrows and 11 of the 17 closed escrows for this week. Rounding out the regions, Pebble Beach had just 4 closed escrows this week and the Highlands had 2 closed escrows. We were honored to represent the buyers and sellers of the top sell this week on a striking oceanfront contemporary on Otter Cove that sold for $7.825M. If you’re around town this week, there’s Christmas in the Adobes in downtown Monterey tonight (12/9) or the Nutcracker at the Sunset Center in downtown Carmel.


Carmel had a surge in closed escrows this week with 11, including a post-adobe on Ladera with nice views of the Mission that closed for $3.35M and a spec on Casanova & 10th that closed with three offers just above list price at $2.9M. We were honored to represent the sellers of the home at Santa Rita 4SE of 2nd, which was impeccably built with every attention to detail and sold for $1.635M. The additional closed escrows include 26245 Dolores, a historic home on Casanova 5SE of 13th that sold for $1.85M, a light and bright home Guadalupe 5SE of 3rd sold after just 19 days for $1.81M, an updated home at 25045 Monterey sold for $1.5M, a charming cottage at Lobos 4NE of 3rd sold for $1.26M, an older home at Dolores 2SE of 8th sold for $1.075M and a condo at Mission 4NE of 5th closed at $942,500. Carmel had both new sales this week, including a spec on San Antonio that has been on the market for 301 days ($3.795M) and a rancher on Santa Fe on the market for just 91 days ($1.329M).


Pebble Beach had a slow week with no new sales and just 4 closed escrows. The top sale was a fixer on Padre with great ocean views that closed at $3.61M, an older contemporary with ocean views on 3071 Forest Way sold for $1.68M, a remodeled rancher at 1208 Lake Court sold for $1.35M and an older rancher on 1050 Laurel Lane sold for $1.075M. The bracket below $2M continues to be very active with an average days on market of just 43 days.


Carmel Highlands had an active week with 2 closed escrows, including the top sale this week with our listing at 30500 Aurora del Mar closing at $7.825M. The other closed escrow was a traditional home at 115 Pine Way that closed for $2.52M.


Nothing to report in Quail or the Preserve this week.
