Carmel Rolls Ahead

A steady stream of activity at the bottom of Carmel’s market, lead by a wave of new sales (7) with all but one under the $2M marker. Pebble trudges through the ‘fog days’ of summer another week of modest activity. As always, a few highlights from the week below:


Pebble’s market was subdued for another week with just 2 closed escrows and 2 new sales. The top closed escrow came from the Country Club East area – a newly remodeled 60’s ranch style home just off of MPCC’s Dunes Course that closed at the list price of $.185M after only 19 days on market. The other closed escrow, also from the Country Club East area, was a 30’s Spanish Colonial fixer that sold for $1.053M (8% off of List Price). The top new sale comes from the heart of the MPCC area on the inner part of Rodeo Rd – an 80’s contemporary home with filtered ocean views and an ask of $3.75M. The other new sale comes from the Upper Forest area – a recently remodeled Mediterranean style home with distant ocean views that is back in escrow at $2.89M (after falling out twice before).


New activity propelled Carmel’s market forward, retaining the weekly crown for another week with 2 closed escrows and 7 new sales. The top closed escrow came from the heart of the Golden Rectangle on Monte Verde – a small (1,186 sqft) 60’s fixer that closed at $1.325M (2% over List Price). The other closed escrow, also on the small side (1,067 sqft), came from the outskirts of the NE area on Lobos St, which sold for $1.241M (3% off of List Price). We’re honored and excited to represent both the buyers and sellers of the top new sale this week. Casanova & 13th offers a rare opportunity of location, privacy and size (10,000+ sqft lot) – listed at $3.85M. The other new sales include a French-Country cottage, built in ’02 an located on Junipero with a list price of $1.998M; a whimsical 20’s cottage a couple of blocks North of Ocean Ave on Lincoln offered at $1.699M; an oversized 50’s ranch style fixer in the Eastern Carmel Point area, listed at $1.495M; a 1930’s major fixer on an oversized lot (5,227 sqft) on Camino Real in NW Carmel, offered at $1.35M and a couple of teardowns in the outskirts of NE Carmel with ask prices of $899K and $875K respectively.
