The 57th International Sandcastle Contest hits Carmel’s beach this weekend, and with that comes the best-of-the-best Sandcastle architects, builders and enthusiasts. The local market gained momentum from the previous week as the prime parts of Carmel strengthened yet again – seizing the weekly crown with authority. As always, a few highlights from the week below:


Pebble’s market had an uptick in activity this week with 3 closed escrows and 5 new sales. The top closed escrows came from the MPCC West area on Hacienda Dr – an 80’s contemporary style home, tucked behind the Shore Course’s 4th green, with distant ocean views that closed at $2.8M (12% off of List Price). The other closed escrows included an 80’s rustic-ranch style home in the estates area on Del Ciervo that sold for $2.5M (12% off of List Price) and a major fixer near Highway 68 in the Upper Forest that sold for $860K (7% off of List Price). The top new sale comes from the Central Pebble area on the west side of prized Bonifacio Rd – a 50’s traditional style home with ocean views and an ask of $4.35M. The other new sales include a 70’s ranch style fixer on the 15th hole of the Shore Course, offered at $2.995M; an 80’s Mediterranean style home on a quiet section of Stevenson, listed at $2.225M; a newly remodeled contemporary style home on Valdez in the heart of MPCC territory, listed at $1.895M and an 80’s contemporary style fixer in the Upper Forest, listed at $1.195M.


Carmel’s market picked up again with 4 closed escrows and 7 new sales. The top closed escrow came from one of the more desired locations (close to town/beach) at Casanova & 8th – a newly remodeled oversized cottage (2,210 sqft) on an oversized lot (6,098 sqft) that closed at $3.4M (5% off of List Price). The other closed escrows included a remodeled 20’s cottage on a 5,000 sqft lot in a quiet location on the Point, that sold for the full list price of $2.53M; a partially updated 20’s cottage in the heart of the Golden Rectangle that closed at $1.8M (1% over List Price) and a bungalow in the outskirts of NE Carmel that sold for $1.25M (7% off of List Price). The top new sale is a newly renovated cottage with filtered ocean views near downtown on 9th, offered at $2.195M. The other new sales include a fully renovated (’03) craftsman cottage in SE Carmel that sold for $2.175M; a 20’s cottage in the Golden Rectangle with minor updated that closed at $1.895M; a Mediterranean style home built in ’00 just off Rio Rd in Hatton Fields, listed at $1.727M; an English Country style home on the Eastern edge of Hatton Fields, with valley views and a list price of $1.55M and a couple of major fixers in the outskirts of NE Carmel and Hatton Fields with list prices of $980K and $869K respectively.


The Highlands had activity to report this week with 1 closed escrow. A Mackenzie Patterson designed home on the East side of Highway 1 – with distant ocean views and 80’s contemporary lines that closed at $2.7M (5% off of List Price).
