With AT&T in town next week, we traditionally see a surge in inventory coming to the market; Pebble has taken no exception to that this year. Although we are seeing tighter inventory levels in Carmel, good to see activity picking up in both markets for the tournament.
On the sales front, last week was a very solid week, with 2 closed and 4 new sales in Pebble and 3 closed sales in Carmel. Scenic continued its red hot streak with “Strawberry Fields” closing at $6.5M, a traditional house on Scenic with expansive ocean views. The Golden Rectangle saw two closed sales; an off market cottage on Casanova at $2.1M and a two story traditional on Dolores at $1.887M. Decent activity by any historical standards.
Pebble saw an ocean view contemporary on Viscaino close at $2.225M and a condo in the upper forest close at $849K. Of the 4 in escrow this week, 3 came from the MPCC area; a couple fixers with asks of $1.099M and $1.245M and an ocean view Mediterranean with an ask of $2.595M. The only other property in escrow is an elegant Mediterranean on Spyglass’s 17th fairway with an ask of $3.495M.
8 new listings came to the market this week, all in Pebble; two on the front lines of MPCC with asks of $4.15M and $6.95, an ocean view on Ronda with an ask of $4.15M and the rest scattered throughout Pebble with asking prices ranging from $1.1-$2.995M.
Town is pretty quiet as everyone is gearing up for AT&T. Looks like we will get some rain over the weekend, hope it dries up for the tournament next week.
