With one week away, Carmel-By-The-Sea is eagerly preparing for the festivities celebrating its 100th year of incorporation. This weekend kicks-off the start of activities as the 56th annual sandcastle contest, commemorating some of Carmel’s best memories. Our market slowed across the board this week, but saw some highlights from the top of the market worth mentioning below:
We’re honored and proud to have represented the sellers of the top closed escrow this week. One of only 45 properties on Pebble’s fabled Links, 3350 17 Mile Dr or ‘Casa Robro’, is a stunning Mediterranean Estate that overlooks the 2nd hole and Stillwater Cove. The other closed escrows included a major fixer just South of ‘Casa Robro’ along the East side of 17 Mile, that closed at $3.988M (8% off of List Price) and a 50’s ranch-style home in the Upper Forest that closed at the ask of $849K. The lone new sale this week comes from the Country Club West area- a nicely remodeled ranch-style home that’s listed at $1.649M.
Carmel recoiled to averages this week with 3 closed escrows and 2 new sales- a big drop from last week’s surge. The top closed escrow is a large (3,000+ sqft), traditional-style home with expansive ocean views on the West side of San Antonio that closed at $4.8M (8% off of List Price). The other closed escrows included a bi-level cottage with ocean views on the coveted Carmelo Street that sold for $3.5M (3% off of List Price) and a spec-deal on a corner lot in SE Carmel that closed at $2.2M (12% off of List Price). The top new sale is a well-designed cottage in the heart of the Golden Rectangle on Monte Verde with an ask of $2.395M. The other new sale is a dated, 60’s ranch-style home in the outskirts of SE Carmel that’s listed at $998K.

The Quail Lodge area saw more activity this week as a remodeled Mediterranean home just across the 7th tee at Quail closed at $1.576M (5% off of List Price). Great to see the Quail Lodge area continue at this velocity.
