Another beautiful January week on the Peninsula with huge crashing waves, a little bit of rain, and sunny skies. Activity is beginning to pick up after the holiday season across the board with new sales in all regions with exception of Quail Lodge and Quail Meadows, where inventory continues to be tight with just 2 active listings. As always, a few highlights from the week below:
Pebble Beach had a busy week with 2 closed escrows and 5 new sales. The top closed escrow was an elegant estate in Central Pebble on Viscaino Road that closed at $7.4M (6% off list price). The other closed escrow was a Cape Cod style home in the Country Club area closing at $890K (5% off list price). The top sale this week was a Mediterranean home overlooking the 17th Fairway at Spyglass Hill, listed at $3.4M. The other new sales were all listed under $2M and came from the Upper Forest and Country Club East areas. The 2 sales in the Upper Forest were both on El Bosque Drive; a remodeled single level home listed at $1.195M and a single-level fixer listed at $895k. The sales in Country Club East were a French inspired home on Colton Road listed at $1.95M and a Cape Cod style home on Mission Road listed at $1.125.
Carmel had a quieter week with 1 closed escrow and 3 new sales, with all activity occurring in a price bracket below $2M. We were honored to represent the sellers of the single closed escrow this week located on Valley View Avenue in Carmel Point, just 6 houses to Scenic Road and Carmel River Beach, closing at $1.665M (6% off list price). The top new sale was a remodeled 3 bedroom home on San Carlos in Northwest Carmel listed at $1.695M. The other 2 sales were also in Northwest Carmel; a European inspired storybook home listed at $1.229M and a remodeled 1 bedroom, 1 bath condo close to downtown on Mission listed at $925K.
The Preserve continued gaining momentum with 1 closed escrow and 2 new sales this week. A Buzz Yudell designed contemporary home sited on 13 acres closed at $3M (20% off list price) after 836 days on the market. We are honored to represent the Buyer and Seller of an off market ocean view lot in the Preserve, 12 Rancho San Carlos Road. The other new sale this week was a Spanish style home across from the Hacienda on Rumsen Trace listed at $4.2M. No new activity to report in the Quail Lodge and Quail Meadows areas.
The Carmel Highlands had 1 new sale this week: an oceanfront retreat with a guest house located on Yankee Point listed at $6.8M.
