The main story line this week came from the nation’s capital as Trump officially took office over the weekend. The local market picked-up for the third week in a row as total closed escrows and new sales rose collectively from previous weeks. As always, a few highlights from the week below:

Slow and steady for Pebble this week with 3 closed escrows and 1 new sale. The top closed escrow came from the Upper Forest – a Midcentury-Modern home with distant ocean views on Sunridge Rd that sold for $1.3M (13% off of List Price). The other closed escrows included a 60’s Contemporary-style home, also in the Upper Forest, that closed at $1.217M (6% off of List Price) and a bank-owned sale in the Country Club West area that sold for $1.005M (7% over of List Price). The lone new sale comes from the Central Pebble area – a 1930‘s MJ Murphy build with filtered ocean views on the Eastern side of Riata, that’s offered at $4.8M.

The prime parts of Carmel have maintained a good pace thus far in ’17, bringing in 7 closed escrows and 3 new sales this week alone. The top closed escrow came from the NW area of Carmel – a recently built cottage close to town that sold for $2.095M (5% off of List Price). The other new sales include a ranch-style home just opposite Carmel high school on Hwy 1 that sold for $1.3M (7% off of List Price); another ranch-style fixer with ocean views on Lower Trail that closed at $1.3M (7% off of List Price); a remodeled 40’s cottage in Carmel Woods that sold for $1.262M (3% off of List Price); an oversized cottage fixer on the Eastern part of Ocean Ave that sold for $1.1M (27% off of List Price) and a teardown in SE Carmel that closed at $960K (4% off of List Price). The top new sale comes from the Hatton Fields area – a newly remodeled Midcentury-Modern style home with ocean views on Ladera Dr, listed at $3.89M. The other new sales include a recently remodeled Mediterranean-style home on Rio Rd, also in Hatton Fields with ocean views, that’s offered at $2.895M and a remodeled cottage in NE Carmel with an ask of $1.799M.
