With Thanksgiving behind us, towns across the Peninsula have begun preparing for the remainder of the holiday season as decorations pop-up and tree lighting ceremonies kick-off the start of December. What a difference a week made in our local market- Carmel’s activity rose sharply while Pebble came to a standstill. Good to see activity in the Highlands and Quail area pick-up. Happy holidays all and as always, a few highlights below:
For the first time in 2016, Pebble had zero closed escrows or new sales this week as things wind down for its seasonal slumber. Despite the quiet week, Pebble remains on pace to finish the year on a strong note.
Carmel awoke this week with a flurry of closed escrows(6) and new sales(5)- the most in over 6 weeks. The top closed escrow came from the eastern part of Carmel Point- a newly remodeled Mediterranean-style home on an oversized lot that closed at $2.5M (4% off of List Price). The other closed escrows included a cottage built in the 90’s on Monte Verde that closed at $2.239M; a ranch-style home in eastern Carmel Point that closed at $2.15M (10% off of List Price); a remodeled 30’s cottage in NE Carmel that closed at $1.05M (9% off of List Price) and two teardowns in NE Carmel that closed at $795K (1% off of List Price) and $750K (1% over List Price). The top new sale is a newly remodeled cottage on the West side of Carmelo with ocean views and an ask of $3.565M. The other new sales include a recently built craftsman cottage in NW Carmel that’s listed at $2.195M; a couple of cottages on oversized lots in the outskirts of NW Carmel with asks of $1.695M and $1.595M; a 1920’s bungalow just north of Ocean on Casanova offered at $1.45M and a remodeled 60’s ranch-style home in Hatton Fields with an ask of $1.395M.
The Highlands saw a rise in activity to start December with 2 closed escrows. The top closed escrow came from Carmel Meadows- a frontline property on Calle Cruz with ocean and valley views that sold for $5M (9% off of List Price). The other closed escrow was a foreclosure on the East side of Highway 1 with ocean views that closed at $1.63M (8% off of List Price).
The Quail area also had activity this week with another closed escrow on Fairway Pl- a 60’s rustic Contemporary-style home tucked behind the 4th tee box that sold for $1.3M (35% off of List Price).
