With the annual car week just around the corner, the town is eagerly preparing for the upcoming week’s festivities. It’s always exciting to see the preparation for the various events and the stunning cars roll through town. The market behaved with restraint again this week, although there was a slight rebound in new activity for Carmel. A few highlights below:
Pebble was dormant this week leading up to Concours with only one closed escrow. The lone closed escrow came from an inlet of the MPCC area on Cormorant Road- a classic Ranch-style fixer just off the front lines that closed at $1.6M (6% off of List Price). Still a couple of lagging sales that have been delayed due to complications with the fires. We’ll continue to keep an eye on them and will update as they progress.
Carmel made a positive shift back towards the norm with 4 new sales and 1 closed escrow this week- good to see sales rebound slightly in Carmel. The sole closed escrow came from Carmel Point- a major fixer with ocean views and a great location that closed just 1% off the list price of $2.5M. The top new sale is a recently remodeled Ranch-style brick home on Santa Lucia (an artery that divides Carmel Point and Golden Rectangle), that’s listed at $1.75M. The other new sales include a triplex fixer in NE Carmel with an ask of $1.225M; a small cottage-style fixer in NW Carmel that’s listed at $1.199M and a well-maintained cottage on Junipero with an ask of $1.349M.
