SUNNY DAYS ARE HERE AT LAST

After experiencing one of the wettest months on record, the Peninsula has enjoyed a short-bout of sunny days as locals catch some much needed rays. Home sales rose mildly in the areas we cover with activity occurring across the board- most of which occurred in the lower price brackets. As always, a few weekly highlights below:

Activity in Pebble rose slightly from the previous week with 3 closed escrows and 1 new sale. The top closed escrow came from the inner-part of Rodeo Rd in the MPCC area – a custom built Mediterranean-style home completed in ’12, that sold for $3.3M (7% off of List Price). The other closed escrows included a smaller (1,711 sqft) ranch-style home in the Country Club East (CCE) area that closed at $1.163M (1% off of List Price) and a teardown a couple of blocks West on a major thoroughfare that sold for $860K (7% off of List Price). The lone new sale, also a teardown in the CCE area, went into escrow this week with a list price of $959K. Note that the bottom of Pebble’s market continues to churn at a healthy pace.

The prime parts of Carmel also saw a slight uptick in activity with 3 closed escrows and 3 new sales this week. The top closed escrow came from Carmel Point – a charming remodeled cottage on the lesser-known Rio Ave. We’re honored to have represented the buyers of this great value buy, which sold for $1.937M (20% off of Original List Price). The other closed escrows included a 50’s cottage teardown on a 6,000 sqft lot in the SE part of the Golden Rectangle that sold for $1.525M (4% off of List Price) and a quaint cottage (1,309 sqft), also in the Golden Rectangle, that closed 4% over the list price of $1.595M. The top new sale is a partially remodeled cottage with a guest house on Monte Verde & 11th, that’s listed at $2.187M. The other new sales include a 60’s Midcentury-Modern home on a corner lot in NW Carmel, listed at $1.85M and a newly built cottage on the outskirts of NE Carmel with an ask price of $1.575M.

The Quail area had activity to report this week with 1 new sale coming from the Quail Lodge area. A well-maintained ranch-style home with views of the 9th fairway and river beyond, listed at $1.775M. Its worth noting that this home on River Pl drew multiple offers as demand for Quail continues to outpace supply.The Highlands also had activity to report this week with 2 closed escrows and 1 new sale. Both of the closed escrows came from the ‘Meadows area and under the $1.5M threshold. The lone new sale comes from the Highlands area – a renovated craftsman-style home with expansive ocean views, just above the Highlands Inn with an ask of $2.995M.
