The groundhog may have spoken but the weather on the Monterey Peninsula seems to disagree with his verdict. With sunshine, clear skies, and temperatures in the 70s, we are setting the stage for an incredible backdrop as the countdown to the AT&T Pebble Beach Pro-Am begins. This week experienced steady activity in Carmel and Pebble Beach, with 4 new sales in Pebble and 3 in Carmel in addition to 5 closed homes in Pebble, 5 in Carmel, and 1 in Carmel Highlands. As always, a few highlights from the week below:
Pebble Beach saw an uptick in activity this week compared to the week prior. Our listing at 3382 Laureles Lane – boasting panoramic views of the Pacific Ocean from both levels – went into contract this week with a list price of $3.85M. Other new sales in Pebble include an updated Spanish style home on MPCC’s frontlines with an ask of $5.099M; a dated rancher with room for opportunity in the Country Club East area listed at $1M, and a condominium unit in the Upper Forest/Shepherd’s Knoll area ($645K list price). Closed escrows in Pebble Beach consisted of a traditional estate near the Lodge selling for $3.8M (24% off list price), a newly constructed modern home on the Dunes course at MPCC for $2.7M (45% off list price), a mid-century inspired contemporary home in the MPCC area that sold for $2.65M (11% off list price), a renovated Mediterranean also in the MPCC region (full price sale – $1.69M), and a dated Cape Cod style residence closing at $1M (20% off list price).
Carmel picked up the pace this week as well. New sales in Carmel this week include an French country style home in Carmel Point listed at $3.295M, an updated duplex in the heart of downtown ($2.995M list price), and a remodeled 1920s built cottage in NE Carmel (listed for $1.225M). We’re very honored to represent the buyers of two classic Carmel cottages in the Golden Rectangle this week: Casanova 3 NE of 11th Street on the market for just one week closing at $2.9M (2% off list price) and San Carlos 8 SE of 13th Street ($2.055M; 11% off list price). Other closed sales this week included an off-market 1930s built beach bungalow ($2.2M – 3% off list price), an updated home in the Golden Rectangle which sold for $2.15M (11% off list price), and a Hatton Fields fixer closing at $1.193M (5% off list price).
There was no new activity to report in the Quail and Preserve markets this week.
Although there were no new sales this week in the Carmel Highlands, the area saw movement with one closing – a rustic modern oceanfront home at 42 Yankee Point Drive closing at $6.1M (11% off list price).
