More of the same for the local market this week as home sales remained sluggish amidst yet another ‘Atmospheric River’ that rolled through town. Not surprised by the lack of momentum as the Peninsula hunkered down for another wet week. As always, a couple of highlights from the week worth noting:
Pebble’s market continues to lag behind seasonally adjusted averages with just 1 closed escrow and 2 new sales this week. The lone closed escrow came from the Upper Forest – a recently remodeled (spec-deal) 60’s Contemporary with high ceilings and filtered ocean views that closed at $1.335M (4% off of List Price). The top new sale comes from the heart of the MPCC area on Quarry Rd – a classic ranch-style home with filtered golf views and an ask of $2.275M. The other new sale is another ranch-style home (partially updated) in the Upper Forest on a nice lot, listed at $1.285M.
Carmel’s market has been quiet for two weeks in a row (also posting below seasonally adjusted averages) with 3 closed escrows and 2 new sales. The top closed escrow came from the lower Hatton Fields area – a tastefully remodeled ranch-style home with distant ocean views that closed at $3.85M (1% off of List Price). The other closed escrows included a 40’s beach cottage fixer in NE Carmel that sold for $1.1M (8% off of List Price) and a condo just North of Ocean Ave that closed at $642K (5% off of List Price). The top new sale comes from the corner of Rio Rd and & Lausen Dr (just above the Mission) – a 60’s cottage fixer that’s listed at $1.175M. The other new sale is a cottage-style 50’s fixer in Hatton Fields on nearly a half-acre, offered at $1.125M.
Highlands had activity to report this week with 1 new sale, coming from the Carmel Meadows area. The new sale is a 60’s Mediterranean-style home tucked away on an inlet of the ‘Meadows, offered at $1.495M.
The Quail area also had activity to report this week with a long anticipated closed escrow (pending since 9/16/16) – a tastefully renovated Mediterranean-style home at the corner of the 9th green and driving range that closed at $1.685M (6% off of List Price).
