The bottom of the Pebble market continues to roll with all new activity this week under the $2M ticker. Pebble saw 4 new sales throughout the forest ranging in asking prices from $649K to $1.399M. Pebble’s 4 closed sales included a Mediterranean in the MPCC area that closed at $1.6M (6% off of list price), a remodel in the Country Club West area that closed at $1.299M (2% over list price) and two major fixers in the Upper Forest that closed at $685K and 820K (both within 2% of list price). Pebble saw 10 new listings this week around the Forest as our selling season shifts into gear. The prime parts of Carmel continue to trail Pebble in sales volume – primarily due to a lack of inventory. The one closed sale this week was a tastefully renovated contemporary home on Carmel Point that closed at $4.15M (8% off of list price). The sole new sale came from the highly sought after Scenic Rd – we’re delighted to represent the buyers of this contemporary beachfront retreat on Scenic, 2SW of Ocean. There is one new listing to mention, just north of Ocean – a three story compound on Monte Verde 2NE of 3rd with an ask of $4.995M.
