With the annual Big Sur Marathon running through town, the energy in Carmel has picked up in anticipation for the race.  Carmel’s market continues to move at a torrent pace, seizing the weekly title for the fourth week in a row(8 closed escrows and 6 new sales).  Pebble continues to lag behind Carmel in activity and is chugging along at a slower pace with 1 closed sale and 4 new sales.  Below are some highlights from the week:
Compared to Carmel, Pebble remains quiet with only 1 closed escrow and 4 new sales.  The lone closed escrow came the Upper Forest area- an updated French-style estate that closed at $1.5M (6% off of list price).  The top new sale is a Mark Mills design Mid-Century Modern on the frontlines of MPCC’s Shore Course with an ask of $4.8M.  The other new sales include a Ranch-Style single story home with ocean views on the East side of Crespi Ln with an ask of $3.995M; a two story Ranch-Style home on the inner part of Cormorant with an ask of $1.795M and a 1930’s Spanish Colonial, also in the MPCC area, listed at $1.698M.  The MPCC area continues to be the hottest part of Pebble’s market in anticipation of the opening of the Dunes Course.
Hard to believe but Carmel had another week of double digit sales.  The top closed escrow is a tastefully remodeled beachfront Contemporary designed by Saroyan Masterbuilders that closed at $10.7M (21% off of list price)- we had the honor of representing the seller of this truly one-of-a-kind property.  The other noteworthy closed escrows include a Mediterranean on the corner of San Antonio and 4th that closed at $3.34M (11% off of list price); a Ranch-Style home in Carmel Point that sold off-market at $3.05M; a high quality recently built cottage in the Golden Rectangle that sold over the ask price of $3.195M and an Allen Turpen designed cottage in NE Carmel that closed at $1.865M (2% off of list price).  The remaining 3 closed escrows ranged from $1.35M down to $1.1M.  The top new sale is a recently built three story Modern-Style condo in the heart of downtown with an ask of $4.795M.  The other new sales include a Saroyan Masterbuilders designed Mediterranean just North of La Playa hotel listed at $4.795M; a Ranch-Style home in NE Carmel with an ask of $1.49M; a Ranch-Style fixer in SE Carmel listed at $1.25M; a Midcentury Modern fixer just across the street from the previous sale with an ask of $1.145M and a tear down in the outskirts of NE Carmel with an ask of $899K.  Aside from that sale, the entry ticket for Carmel is essentially above the $1M threshold.
No news to report in the Highlands.
Quail remains active with 2 closed escrows this week.  The top closed escrow comes from Quail Meadows- a custom built French estate on perhaps the best lot in the Meadows that closed at $4.575M (14% off of list price).  This makes the third sale this year in Quail Meadows, already surpassing its annual averages.  The other closed escrow comes from Quail Lodge- a Mediterranean-Style teardown on an inner part of Valley Greens Drive.  This is a good data point for dirt value in Quail Lodge.
