With a flurry of heavy rains coming through over recent weeks, the Peninsula has enjoyed some much needed precipitation. We’re anticipating a sunny reprieve this weekend before more rain is forecasted for next week. The local market saw a slight uptick in activity, primarily in the prime parts of Carmel, which seized the weekly crown for the second time in ’17. As always, a few highlights from the week below:

A slow start to ’17 for Pebble with just 2 closed escrows and 2 new sales this week- mostly from Central Pebble. The top closed escrow came from just above the Lodge on Viscaino Road – a Sandy Walker designed Contemporary with filtered ocean views that sold for $2.295M (8% off of List Price). The other closed escrow was a condo in the Upper Forest that closed at the full price of $560K. We’re honored to represent both the buyer and seller of this week’s top new sale – aptly named ‘Stone Hollow’ and originally built by MJ Murphy in 1927, this fully renovated estate captures Pebble’s yesteryear with comfort of today’s lifestyle. We’re thrilled to represent the buyers of the other new sale this week, also from Central Pebble – a Midcentury-Modern style home in a great location on Venadero Road offered at $2.289M.

Carmel is maintaining a good pace with 5 closed escrows and 3 new sales this week. The top closed escrow came from the heart of the Golden Rectangle on Camino Real – a quintessential cottage, designed by Chris Tescher, that sold for $2.7M (7% off of List Price). The other closed escrows included a cottage built in the ‘90’s in NW Carmel that closed at $1.6M (6% off of List Price); an 80’s English-Country home in NE Carmel that sold for $1.42M (5% off of List Price); a teardown in the Southern part of the Golden Rectangle that closed at $1.15M (10% off of List Price) and a major fixer in the outskirts of NE Carmel that sold for $1.075M (7% off of List Price). The top new sale was a tastefully remodeled ranch-style home in a quiet section of SE Carmel with an ask of $3.195M. The other new sales include a 40’s cottage fixer with filtered ocean views in NE Carmel, listed at $1.195M and a 1 bedroom condo, also in NE Carmel, offered at $678K.

The Highlands had some activity with one closed escrow – a Contemporary-style home on the East side of Highway 1 with distant ocean views that sold for $1.4M (7% off of List Price).
