Pebble had another steady week with 2 closed sales and 2 new sales, all under the $2M mark while Carmel saw a spark in activity above $2M with 1 closed sale and 3 new sales.
All of Pebble’s sales were in the Country Club West and the MPCC areas – the new sales were both quality fixers with asks of $1.299M and $999K respectively and the 2 closed sales, both fixers as well, closed at $1.34M and $965K (Both within 1% of asking prices). The majority of Pebble’s activity continues to be concentrated below $2M, reinforcing our view that the $5-10M range remains sluggish and a soft spot in the market. Inventory picked up this week with 7 new listings from all over Pebble.
Carmel’s lone closed sale came from the heart of the Golden Rectangle on a prized corner lot at Camino Real & 9th – we had the privilege and honor of representing the buyers of this highly sought after home. The 3 new sales included a large Mediterranean on the west side of San Antonio & 12th with an ask of $3.995M, a tastefully done storybook cottage on the point with an ask of $4.5M and the famed “Stone House” designed by Eric Miller with an ask of $9.25M. Scenic remains red hot as quality properties continue to sell quickly.
