MPCC led the way last week with all three of Pebble’s closed sales coming from within the area. The closed sales included a dated Mediterranean on MPCC’s Shore Course that closed at $1.8M (3% off of list price), a complete teardown on an artery in MPCC East that closed at $960K (11% off of list price) and a midcentury modern tear-down across from MPCC’s 18th fairway that closed 2% over list price at $1.015M. Pebble’s 2 new sales included a modern style home (ask of $1.999M) perched atop Huckleberry Hill in the Upper Forest and an overbuilt traditional style home (ask of $1.695M) just inside the Country Club Gate.
The prime parts of Carmel saw a mild increase in inventory and also enjoyed an uptick in sales activity over recent weeks. The 2 closed sales included a bargain on the west side of San Antonio that closed at $3.25M (15% off of list price) and a custom built stone house in Carmel Point that closed at $2.095M (3% off of its reduced list price). Carmel’s only new sale was a small cottage fixer (ask of $1.495M) on the NE corner of Dolores and 12th. With a couple more set to close soon, Dolores remains the most active street in the Golden Rectangle. We will continue to monitor this momentum in Carmel and do not anticipate seeing any slowing for the balance of our ‘selling season’.
