Pebble Leads the Pack with 6 New Sales & 2 Closed Escrows

Pebble Beach continues to lead the market in sales activity with 6 new sales and 2 closed escrows this week. The new sales all came in the $1-2M bracket: 1004 Elk Run was on the market for just 5 days with a competitive list price of $1.149M, a fixer at 1144 Arroyo is listed for $1.15M, 3039 Strawberry Hill is listed for $1.195M, 4048 Sunridge is listed for $1.55M, 2833 17 Mile Drive is listed for $1.95M and a wonderfully updated home at 1408 Oleada is listed for $1.995M and set to close in mid-March. The closed escrows include our sale at 1536 Venadero – a classic estate centrally located by the Lodge – which closed for $5.65M. The other closed escrow was a new construction at 2993 Cormorant which closed for $3.525M.

Carmel continues to be quiet right now with no new sales and two closed escrows, both in the Golden Rectangle. The closed escrows included a historic cottage on an oversized lot at Monte Verde 2SW of 13th that closed above list price at $1.7M. The other sale was a 972 square foot cottage on San Antonio 4SW of 10th, which closed for $1.95M.

Supply in Carmel continues to be extremely tight, with just 2 new listings hitting the market this week, including the ultimate Carmel cottage at Carmelo 3NW of 8th.
