Pebble Beach continued on a strong pace with 4 new and 2 closed sales last week – no sign of lull in Pebble. The 2 closed escrows were both fixers in the MPCC area: a French farmhouse that closed at $1.5M(4.8/% off of list price) and a traditional style house that closed at $1.079M (1.8% off of list price). Pebble also saw 4 new sales last week with all of the activity concentrated under 2.5M: two fixers on Ronda Rd with asking prices of $1.295M & $1.95M, a remodeled Mediterranean near the Shelter with an ask of $1.68M and a traditional style fixer near MPCC with an ask of $1.595M. The entry level of Pebble continues to be the most active part of the market. Pebble saw only 1 new listing come to the market last week, a recently built Mediterranean on Bonifacio with an ask of $10.98M.
The prime parts of Carmel saw 1 closed and 2 new sales last week. The only closed escrow was a charming Carmel cottage on a corner lot in the heart of the Golden Rectangle that closed at $2.65M(8.5% off of list price). The new sales included a cottage fixer on Camino Real with an ask of $1.695M and a tear-down on 4 lots in Carmel Point with an ask of $4.995M.
