The final weekend of March (and Q1) comes to a close with more sun in the forecast along the coast. The local market saw an uptick in new sales across the board while closed escrows slowed from the previous week. As the final stats for the first quarter come in this weekend, we’ll be preparing for our quarterly updates, which will be launched next week. A few comments and highlights from the week below:
Despite posting zero closed escrows this week, Pebble still had a respectable week, propelled by 5 new sales. The top new sale comes from the frontlines just below Spyglass Hill golf course on 17 Mile Drive – an 80’s Contemporary-style home with unobstructed ocean views that recently sold for $5.5M (2/26/16) and is back in escrow listed at $5.9M. The other new sales include a remodeled traditional-style home, in between Spyglass Hill and Stevenson school, listed at $2.095M; a Mediterranean-style home on Valdez Rd with filtered ocean views and an ask of $1.995M; a 1960’s ranch-style home on 17 Mile Dr, behind Spanish Bay’s 13th fairway, offered at $1.679M and a major fixer in the Upper Forest with an ask of $999K.
More of the same for the prime parts of Carmel which saw similar activity levels as the previous week (1 closed escrow and 4 new sales). The lone closed escrow came from the SE area of Carmel – a smaller (1,323 sq.ft) cottage just East of Junipero on Torres that closed at $1.237M (8% off of List Price). The top new sale comes from Carmel Point – a tastefully designed Tuscan inspired home (3,665 sq.ft. home on a 8,400 sq.ft. lot) that went back into escrow, after falling out the week before. The other new sales include a charming fully renovated cottage on the coveted Carmelo Ave, listed at $2.495M; a cottage in the NW area of Carmel, built in ’01 with an ask of $1.749M and a partially updated ‘50’s Midcentury-Modern home just North of Ocean Ave in NE Carmel, listed at $1.475M.
The Highlands market remains active with another new sale this week – a recently built (’11), Contemporary-Craftsman style home with expansive ocean views on the East side of Highway 1, offered at $3.495M. Worth noting this listing has been n escrow 3 times within the last 6 months.
