New sales in Pebble Beach and the prime parts of Carmel slowed this week but both markets saw some action with off-market sales at the top. Odd week in Carmel with no new sales, two properties on Scenic that were in escrow fell out and the sole closed sale an off-market sale of a street-to-street property on Scenic closing for $11.6M, the highest priced sale in Carmel since we sold the Butterfly House at $16.5M. Not quite as turbulent as the stop market but a lot of up and down action in Carmel this week.
Pebble Beach saw only one new sale, a fixer on Viscaino with an ask of $2.3M; markets clearly slowed this week – not entirely clear why – we’re keeping an eye on whether it’s a blip or a trend. Pebble did have a strong week with closed sales that had been in escrow: 5 properties closed escrow through the mls and 2 closed off market – heckuva closing week. The 5 ranged from $973K, $1.025M, $1.065M, $1.3M and $1.75M; the off- market sales included a classic ocean view Mediterranean on Riata Road at $4.02M and perhaps the strongest ocean view fixer (not on the ocean or golf front) that’s hit the market in years that closed at $10.3M.
