With all of the attention on the Concours events this week, the real estate market took a back seat with a slight down-shift in action. So far, this year’s Concours has lived up to the hype and delivered another spectacular week with gorgeous weather and cars rolling through town. The market saw only 3 closed sales and 4 news sales in Pebble Beach, Carmel, the Carmel Highlands and Quail Lodge.
Pebble’s 2 closed sales included a couple of major fixers – one in Upper Pebble that closed at $1.35M (8% off of list price) and the other in Country Club East that closed at $835K (7% off of list price). Pebble’s 2 new sales included a recent remodel on Viscaino with an ask of $3.595M (179 DOM) and a tear down in Upper Pebble with an ask of $1.185M (101 DOM). Of the 5 new listings that hit the market this week in Pebble, 2 are from the Estates area, 2 in MPCC and 1 in the Upper Forest.
The prime parts of Carmel tapered back this week as well with only 1 closed and 1 new sale. The lone closed sale, a cute cottage fixer on the corner of Dolores & 12th, closed at $1.445M (3% off of list price). The only new sale was a exceptional single story home on coveted Shafter Way with an ask of $5.175M (264 DOM).
