The market remained pretty quiet this past week for Pebble Beach and prime parts of Carmel. As anticipated, inventory levels are steadily climbing in advance of the AT&T Pro-Am golf tournament which begins on February 9th and runs through February 15th.
Although there were zero closed sales in both markets, Pebble saw a spike in activity with 4 new sales this week –a custom built house near MPCC with an ask of $2.475M, a remodeled Mediterranean on the market for 9 days with an ask of $1.348M, a traditional fixer near Poppy Hills on market for 7 days with an ask of $1.175M and an Ocean Pines condo at $590K going back into escrow. The demand for properties under 1.5M continues to drive the pulse of activity for Pebble Beach.
Three new listings came onto the market in Pebble Beach; a beautiful Mediterranean on Spyglass’s 17th fairway with an ask of $3.495M, a Spanish Colonial near MPCC with an ask of $2.248M and a traditional fixer near Spyglass with an ask of $1.295M. There were four price reductions in Pebble, all under the 2M marker.
Carmel was very quiet this week with zero closed or new sales but two new listings came to market; a charming 3 bedroom cottage on Dolores just south of 13th street and a 3 bedroom Carmel style cottage on Mission south of 10th street. The one price reduction in Carmel came from a recently built cottage on Casanova just north of 13th that reduced to an ask of $2.395M.
