What is your favorite holiday tradition this season? In Scandinavian cultures, families take a break between Christmas and New Year’s Day to regroup, relax, and reset in preparation for the upcoming year. This week is the ideal time to cozy up in front of the fire and enjoy views of the roaring winter tides, visit your favorite café in Carmel by the Sea for some yummy hot chocolate or local coffee, or to spend time catching up with friends and loved ones while they are back in town for the holidays. It was a quiet week in our local market as there was just 1 new sale (in Pebble Beach) but Santa kept busy with 6 closings (4 in Carmel, 1 in Carmel Highlands, and 1 in Pebble).

Pebble was quiet but still saw movement: the lone closing this week was an 80’s-built English Tudor style fixer which previously fell out of escrow earlier this year (sale price: $1.325M, 11.6% off list price, DOM = 66). A recently rebuilt Modern estate with views of Point Lobos, Stillwater Cove, and Pebble Beach Golf Links went into contract at a list price of $7.95M after just shy of 100 days on the market.

Carmel had a productive week – closings consisted of a tastefully remodeled cottage near town which sold off market for $3M (6.3% off list price), a sizeable family home on ¾ acre in Hatton Fields (sale price: $2.55M, 4.7% off list price, DOM = 202), a whimsical cottage in Northeast Carmel which was on the market for just 2 weeks (sale price: $1.34M, 7.6% off list price), and a partially updated 50’s build in Hatton Fields on the market for only 1 week (sale price: $1.2M, 6.2% off list price).

Although there were no new sales in the Highlands, a Mid-Century Modern oceanfront home on Yankee Point closed for 4.7% off list price at $5.05M after just 1 week on the market.

There was no activity to report in Quail or the Preserve this week.
