First and foremost, team Canning wishes everyone a happy and healthy Thanksgiving- we all have a lot to be thankful for. Collectively our favorite time of year with leaves changing colors, crystal blue skies and stunning sunsets. A very rare King Tide is rolling through town this week, which should bode well for some entertaining wave watching. A fair amount of noteworthy activity occurred in our market this week.
Mostly a sluggish week for Pebble with 1 closed escrow and 3 new sales. The lone closed escrow was on Matador- a recently built Spanish Colonial in the heart of the MPCC area that closed at $2.395M (Full price). The top new sale comes from the famous oceanfront section of 17 Mile Drive. Listed at $14.5M, this unique property is situated just North of the Lone Cypress and will be a historic sale if it closes. The other new sales include 2 tear downs on thoroughfares, 1 in Upper Pebble (ask of $1.295M) and the other in the Country Club West ($949K) area.
We have seen a shift in demand towards the prime parts of Carmel and this week exemplifies just that. With 5 closed escrows and 5 new sales, Carmel continues to move along at a robust pace. The top closed escrow was a recently built Contemporary style home on the quiet and overlooked section of Carmelo, North of Ocean. A reverse floor plan on the West side of Carmelo with ocean views, it closed at $3.56M (4% off of list price). The other closed escrows included an off-market listing on Ocean View Ave that closed at $2.575M; a recently remodeled home on the coveted Hatton Rd that closed at $2.495M (Full price); a beautifully designed Mediterranean on Guadalupe that closed at $1.92M (4% off of list price); and a teardown in the outskirts of the Northwest area that closed at $995K (Full price). The top new sale is a Modern style home with expansive ocean views on Pradera Rd with an ask of $3.85M. The other new sales include a very well-designed cottage on Monte Verde with an ask of $3.495M; a large fixer on Junipero with an ask of $1.895M; a Craftsman Victorian on Monte Verde with an ask of $1.695M and a tear down in the Northwest area with an ask of $850K.
One closed escrow to report in the Highlands this week. Tucked-away inland with limited ocean views, the fixer on Upper Walden closed at $1.1M (12% off of list price).
Quail Lodge remains a very active market and with drought-like inventory levels, we are seeing a rise in off-market sales in this area as well. The off-market sale came from a cul-de-sac on Valley Greens Circle- this private corner lot closed at $2.1M. With another listing in escrow, that leaves Quail Lodge with one active listing right now.
