Hope all enjoy the 3 day Labor Day holiday as summer winds down, schools begin and we look forward to enjoying our best weather here in Carmel and Pebble.

Pebble finished the week strong last week with 6 closed sales but the forward signals suggested some slowing with only two new sales.  Two of Pebble’s sales were in that hot bracket of $3-4M, including one of our listings on Ronda that booked at #3.88; we were also honored to have represented the buyers of a spectacular property beside the 3rd green of Pebble which closed with a confidential price but had an asking price of $15M – unique location there.  Pebble’s two new sales were both under $1.3 and located in the MPCC area – the under $1.5 bracket has seen the greatest velocity all year, no doubt benefitting from the historically low interest rates – if this bracket sees any future slowing it will be from shrinking inventory, not shrinking demand.

Carmel was the reverse of Pebble, with zero closed sales in the prime parts of Carmel but 5 new sales.  We’ve seen the yo-yo between relative demand in Pebble and Carmel all year.  Always interesting to track the demographic patterns between the two.  Carmel’s new sales included two in the Golden Rectangle and 3 scattered north of Ocean and south of Santa Lucia. Carmel Point was quiet last week but we’re seeing substantial interest in our new listing at 2313 Bayview Avenue – striking contemporary with water views.
