HAPPY 4TH OF JULY

With mostly blue skies in the forecast, we’re set for a wonderful 4th of July weekend. Activity picked up from last week as Carmel returned to its recent trend of 8+ collective sales per week. Inventory across the board rose this week, reaching the highest levels of this year to date. Canning Properties Group remained very active this week- representing over 25% of all sales. As always, a few insights from the week below:

Pebble Beach saw a rise in activity this week, with the majority of activity coming from Central Pebble. The top closed escrow came from just above The Lodge on the quiet Riata Rd- a 60’s Ranch-style fixer on the West side that closed at $1.55M (9% off of List Price). The other closed escrows include a recently remodeled Ranch-style home in the County Club East area that closed at $1.333M (3% off of List Price) and a Mid-Century Modern fixer in the Upper Forest that closed at $780K (6% off of List Price). We’re honored to represent the Buyers of the top new sale this week. A classic Ranch-style home on the coveted Pebble Beach’s golf-front, overlooking the 3rd hole with expansive ocean views and an ask of $15.5M. Additional new sales come from Central Pebble as well- a recently remodeled home on the quiet Spruance Rd that’s listed at $2.75M and a Ranch-style home in the Country Club East area with an ask of $974K.

The Golden Rectangle and NE Carmel lead the way this week, tied for the most activity in the prime parts of Carmel. The top closed escrow came from NE Carmel- an English-Country style home on Santa Fe that closed at $1.83M (3% off of List Price). The other closed escrows include a Contemporary-style home just across from the River Elementary school in Carmel Point that closed at $1.815M (4% off of List Price); a charming Cottage in NE Carmel also on Santa Fe that closed at $1.8M (5% off of List Price) and a Mid-Century Modern in Carmel Woods that closed at $950K (5% off of List Price). We’re honored to represent the Buyers of the top two new sales this week- both in the Golden Rectangle. The top new sale is a tastefully remodeled Ranch-style home on 12th & Monte Verde that’s listed at $2.525M. The other new sales include a remodeled Cottage on the prized Carmelo St with an ask of $2.15M; a dated 1930’s Cottage in NW Carmel with an ask of $820K and a slightly updated 30’s cottage in NE Carmel that’s listed at $799K.

The Highlands continued to churn at a slow, yet steady pace with another closed escrow this week. We’re thrilled to represent both sides of the truly unique Craftsman-style Highlands retreat: a street-to-street lot with expansive ocean views and guest quarters- this property sold just 4% off of the list price of $2.44M.
