It’s that time of year again, when PGA greats team up with the next generation of golf prodigies as we kick off Nature Valley’s First Tee Open.  This great event pairs Juniors and Pros for an entertaining weekend that’s open to the public.  Always a fun, casual way to enjoy the sights of Pebble’s famed fairways alongside PGA pros.  Carmel stole the show this week with 10 sales- led by a flurry of new construction sales in the prime parts of Carmel.  Demand for newly built homes continues to rise as home buyers continue to tilt towards that direction.  As always, a few highlights worth mentioning below:

Pebble’s market was slow and steady with 4 closed escrows and 1 new sale, staying within its weekly averages for the quarter.  The top closed escrow is a Ranch-style fixer in the heart of the MPCC area that closed just below its list price of $1.395M.  The other closed escrows included a slightly remodeled Ranch-style home in Country Club East (CCE) area that closed at the full price of $1.289M; a ‘60’s Ranch-style fixer in the CCE area that closed at $1.185M (5% off of List Price) and a teardown in the Upper Forest that sold for $740K (1% off of list price).  The lone new sale is a Ranch-style fixer with distant ocean views in the Upper Forest and an ask of $875K.

Carmel’s market gained ground this week, enjoying a double-digit performance that was capped off with a sale on the coveted Scenic Road.  The top closed escrow was indeed the Scenic sale, that closed at $5.25M- an impressive $1.4M increase from selling previously in ’14.  The other closed escrows included a charming cottage in the quiet Upper Hatton Fields area that closed at $1.8M (14% off of List Price) and two teardowns in NE Carmel that closed for $840K and $721K respectively.  Leading the way for the new sales is a completely renovated Cottage on Monte Verde in the heart of the Golden Rectangle with an ask of $2.895M.  The other new sales include a recently remodeled two-story Cottage on a corner lot in SE Carmel that’s listed at $2.495M; another newly remodeled cottage nearby on an oversized lot and an ask of $2.18M; a charming Cottage in the outskirts of NE Carmel with an ask of $1.749M; a multi-level fixer on an oversized lot in NW Carmel that’s listed at $1.695M and a classic ‘20’s cottage in NE Carmel with an ask of $1.377M.
