Pebble edges ahead of Carmel for the weekly title as we approach the final days of ‘17’s first quarter. A fair amount of notable highlights across the board this week – both in geographical areas and price spectrums we cover. As always, a few comments and insights from the week below:
Pebble posted a solid week with 5 closed escrows and 2 new sales, with most activity coming from the MPCC area. The top closed escrow came from the highly sought after frontlines at the Spanish Bay Residences – a tastefully remodeled interior-unit with expansive ocean views that sold off-market for $4.118M. The other closed escrows included was another Spanish Bay condo (end-unit) along the 14th fairway that closed at $3.05M (15% off of List Price *We’re honored to have represented the buyers of this great value purchase); a ranch-style fixer in the Country Club East area that sold for $1.15M (4% off of List Price); a Spanish-style fixer, also in the Country Club East area, that sold for $1.111M (12% off of List Price) and a condo in the Upper Forest that closed at $515K (4% off of List Price). The top new sale is a custom built Mediterranean-style home with expansive ocean views in the quiet enclave of Macomber Estates, offered at $7.2M. The other new sale is a traditional-style home built in the 80’s, in the heart of the MPCC area, with an ask of $1.95M. Good to see activity pick up in multiple price brackets this week.
Carmel also saw activity across the price spectrum this week with 2 closed escrows and 3 new sales – ranging from $1.995M-$5.145M. The top closed escrow was a lot on the frontlines of Scenic Rd – an oversized lot with unobstructed views of Monastery Bay and beyond, that sold for $5.145M. The other closed escrow was a newly updated ranch-style home in the Southern part of Carmel Point that closed at $2.1M (8% off of List Price). The top new sale comes from San Antonio’s frontlines’ portion (just North of Ocean Ave) – a Cape Cod-style home built in ’06 with filtered ocean views and an ask of $4.289M. The other new sales include a remodeled Contemporary-style home with ocean views in the outskirts of NW Carmel, offered at $2.25M and an English-Country home in NE Carmel that was built in the 40’s and remodeled recently, listed at $1.995M.
The bottom of the Highlands’ market continues to steadily move with another sale under the $1.5M threshold going into escrow this week. A partially ranch-style fixer that has been partially updated, adjacent to Highway 1 on Ribera Rd, with an ask of $1.295M.
The Quail area also had activity to report this week, this time from Quail Meadows – a Modern-style home built in ’94, with valley views along the Meadows’ Southern hills, listed at $2.995M. Worth noting that this is escrow also had a back-up offer as demand competes for limited supply In Quail.
