Well, Concours week is upon us and the area is buzzing. Always a fun time here. If you’ve never been to the McCall’s party at the Monterey Jet Center, you should put it on the calendar for next year – it is one heckuva production and event. All the events this year seem to have increased in size and quality.
All the festivities seem to have triggered an increase in activity in both the Pebble Beach and Carmel markets – our sense is that there’s more to follow. Pebble Beach saw 3 new sales and 2 closed sales. The new sales included 2 of the under-$1M MPCC properties that have simply been red hot all year, and a smaller home along 17 Mile Drive opposite the 15th hole with an ask of $3.65. The closed sales consisted of another under-$1M MPCC home and a $12.5 sale of a home that just hit the market opposite the 16th hole of Pebble – literally sold in the first week it was on the market. Solid activity in Pebble.
After snoozing of late, Carmel picked up a bit with the close of the small cabin/tear down on the street-to-street lot along Scenic at $3.5M and two new sales, one in a strong location on Carmelo in the Golden Rectangle with an ask of $2.795 – selling the first week it hit the market, and an older fixer on south Carmelo down on The Point with an ask of $2.15 – this one is a bit of a puzzle as a fixer and has been in and out of escrow previously – strong elevated corner lot and good bones.
