The prime parts of Carmel continued their slowing trend this week, with just 1 new sale and 1 closed sale; that said, they were both noteworthy: the new sale was an $8.2M home along Scenic – it’s been on the market off and on for a few years; the closed sale was a larger ocean view home along Santa Lucia which closed at $4.425M – 2700 sq. ft. newer home with big views but somewhat traffic impacted sitting directly on Santa Lucia.
Pebble Beach saw an uptick this week with 4 new sales and 2 closed sales – pretty healthy week. The new sales included a tastefully updated ocean view home near Cypress with an ask of $3.995M (it’s been on the market for a couple years), an updated home along Bird Rock in the MPCC area with an ask of $2.999M, a modest fixer in the Estates part of The Forest with an ask of $1.99M and value-priced home in the upper-Forest with an ask of $879K. Not a bad week. The closed sales were both in the MPCC area, at $1.7M and $1.05M, extending the pattern of sales concentrated under $2M in Pebble.
