The pendulum swung back to Carmel from Pebble Beach last week. The prime parts of Carmel we track saw a real burst of activity, with 4 new sales and two closed sales. The new sales ranged from a classic cottage on the Point with an ask of $1.795M to a small, ‘fixer’ along Scenic with an ask of $3.95M; another quality, larger ocean view home on Franciscan overlooking the Mission with also with an ask of $3.95M went into escrow as well – solid activity going up the price spectrum in Carmel. The closed sales included a quality, well-designed home we had listed on Monte Verde with that prized walk-to-town/beach combination – closed at $2.15M after drawing an offer the first week on market. The other closed sale was for a great contemporary on Scenic that closed at $6.3M after just 8 days on the market.
Pebble Beach went to sleep last week with only one new sale, a major fixer in the MPCC part of Pebble with an ask of $699,000, and zero closed sales. Of course, one week does not make a trend but we will be keeping an eye on it.
The big event in town this weekend is The Big Sur Marathon being run on Sunday. Weather is forecast to be beautiful. Best of luck to all the runners, particularly the 400 running here who just ran in the Boston Marathon.
