Rain or shine the show will go on as Carmel-by-the-Sea celebrates its 100th anniversary with the Centennial Parade, which will be held downtown on Saturday. There was a slight uptick in activity across the board this week as Pebble donned the crown for the first time in October. A few highlights from the week below:

The top of Pebble’s market has seen a resurgence with another $10M+ deal closing this week. We’re very honored and proud to have represented the seller at 3177 Del Ciervo- with perhaps the best ocean views in the forest and unparalleled attention to detail, this one is truly one-of-a-kind. The other closed escrows included a Spanish Bay condo, perched atop the central knoll with ocean views, that closed at $3.350M (12% off of List Price) and a remodeled home on Bird Rock Road overlooking the 18th fairway of MPCC’s Shore course that sold for $1.96M (9% off of List Price). The top new sale is a remodeled ranch-style home, also on Bird Rock Road and MPCC’s Shore course, listed at $2.875M. The other new sales include a Colonial-style home in the MPCC East area with an ask of $1.99M; a Contemporary-Ranch style home with ocean views just West of Poppy Hills that’s listed at $1.995M and a spec deal in the MPCC East area with an ask of $1.359M. Worth noting that we continue to see a steady demand for the areas surrounding the MPCC area.

Perhaps distracted by the preparation work for this weekend’s festivities, Carmel ticked a slower pace than Pebble for the first time this quarter. The top closed escrow was a bed-and-breakfast (8 bed) in the heart of the Golden Rectangle that closed at $3.35M (22% off of List Price). The other closed escrows included a 1948 mid-century modern home in the Eastern part of Carmel Point that closed at $1.85M (8% off of List Price), a very small cottage in the outskirts of NE Carmel that closed at $1.165M (7% off of List Price), and a teardown also in NE Carmel that sold for $926K (16% off of List Price). The top new sale is a traditional-style home on the lesser-known Randall Way with an ask of $2.45M. The other new sale is a teardown on the upper part of Ocean Ave that’s listed at $799K.

The Highlands saw some activity with 1 new sale. After being on the market for over 600 days, 152 Spindrift went into escrow this week with an ask of $3.6M. Despite being a major fixer this property boasts stunning views and location as one of a select few to be on the West side of Spindrift.

The Quail area also had activity this week with one new sale on Fairway Place- a 1970’s rustic-contemporary home just off of the 4th hole of Quail Lodge Golf Course with an ask of $1.755M. It is worth noting that Fairway Place is positioned for a banner year as it extends its hot streak with another new sale.
