History has shown that the weeks surrounding tax day are typically more quiet but apparently Carmel did not receive that memo this year.  A flood of new sales hit the market this week in Carmel (9 sales) as it takes the crown for the third week in a row.  Pebble more accurately reflected the afore mentioned trend with only 3 closed sales.  A few highlights worth mentioning below:

A quiet week in Pebble with 4 closed escrows and zero new sales.  The top closed escrow is a recently remodeled Contemporary-style home in the Lodge area that closed at $3.52 (3% off of List Price).  The other closed escrows include a recently remodeled Ranch-style home in the Country Club West area that closed at $2.05M (5% off of List Price); a Ranch-style fixer with opportunity in the Country Club East area that closed at the full price of $1.295 and a tear down in the Upper Forest that also closed at the full price of $699K.  We’ll continue to monitor this slowing trend but nothing to be concerned of as of yet.

With 3 closed escrows and 9 new sales, Carmel had a very robust week by any standards.  The top closed escrow is a recently remodeled cottage in Carmel Point that closed at the full price of $3.995M- impressive considering it has an odd floor plan with minimal ocean views.  The other closed escrows include a recently built cottage in SE Carmel that closed at $1.95M (2% off of List Price) and a major fixer on an artery in Hatton Fields that closed at $1.105M (8% off of List Price).  The top new sale is a historic MJ Murphy cottage on the coveted Carmelo St with an ask of $3.795M.  The other noteworthy sales include a tastefully remodeled home with ocean views on Pradera Rd with an ask of $3.495M, an oversized cottage designed by John Thodos listed at $2.998M and a charming cottage in NE Carmel with an ask of $1.549M  The remaining 4 new sales in Carmel range from $1.29M down to $775K.  Great to see this level of activity this early in the selling season.

The lone new sale in the Highlands comes from the East side of Highway 1- a 1927 built home just above the Highlands Inn with distant ocean views and an ask of $1.995M.  This market continues to churn at a slow rate- we’ll continue to keep an eye on it for any change in trends.

As if demand for Quail could not be any higher- another listing in Quail Meadows went into escrow this week.  In addition to the new sale at 5490 Quail Meadows Dr (listed at $3.445M), 5478 Quail Meadows Dr closed this week at (5% off of List Price).  The Meadows has already reached its annual sales average and further moves into record breaking territory.  Great to see this unanticipated demand for one of Carmel’s best kept secrets.
