With local schools back in session and summer winding down, we typically see the market cool down as we transition into fall. Not the case this week with steady activity in the market including 8 new sales and 6 closed sales. The prime parts of Carmel and Pebble have been trading places atop the market as of late and this week share the throne.

Pebble maintained a steady pace with 4 new sales and 2 closed escrows this week. The top new sale was a fixer on Palmero with expansive ocean views and an ask price of $4.2M. The other new sales included a major fixer with equally expansive views on Padre and an ask of $3.35M, a remodeled home along one of Pebble’s arteries with an ask of $1.435M and a tear-down on Valdez with an ask of $1.125M. We are delighted to have represented the sellers on a stunning mid-century modern home perched above Fanshell Beach that closed at $5.434M (5% off of list price). The other closed sale in Pebble was a quality lot on the coveted Sonado Rd that closed at $2.38M (8% off of list price).

The prime parts of Carmel continue to be active despite the lack of inventory with 4 new sales and 2 closed escrows. The top new sale this week was a turnkey on 17th Ave in Carmel Point with an ask of $2.495M. The other new sales included a remodeled cottage on Dolores & 11th with an ask of $1.895M, a tear-down on Mission with an ask of $1.28M and another major fixer on Junipero- a main artery in Carmel, with an ask of $990K. The top closed escrow for Carmel was a dated cottage on Carmelo that closed at $2.3M (10% off of list price). The other closed escrow, a ranch style fixer on San Carlos just north of 10th closed at $1.375M (2% off of list price).

No news to report for the Highlands although there are couple of escrows set to close in early October that we are tracking and will update with any changes.

Quail Lodge remains a very active sub-market with another closed escrow this week- a renovated ranch style home on the 7th fairway of Valley Greens Circle closed at list price of $1.98M after only 5 days on the market.
