Pebble Beach took the crown this week with 8 closed escrows and 4 new sales. The market continues to be hot in the $1M-2M range, but we saw some activity at the top of the market this week with another oceanfront sale in Pebble. We are expecting some great beach weather this weekend, so if you are in town enjoy the sunshine and the Bach Festival. As always, a few highlights from the week below:

Pebble Beach had a strong week with 8 closed escrows and 4 new sales. The top closed escrow was a Spanish Bay Condo along the 14th fairway that closed at $4.1M (4% off list price). The other closed escrows included a traditional home in the Lodge area with some ocean views that closed at $3.7M (6% off list price), an ocean view home in Country Club East area that closed at $1.65M (4% off list price), a traditional home in Upper Forest that closed at $1.607M (3% off list price), a stunning remodel in Country Club East that closed at $1.5575M (3% off list price), a fixer in Country Club West that closed at $1.55M (3% off list price), a turn-key hacienda style home with views of the Shore Course that closed 4% over ask price at $1.35M, and a ground level Ocean Pines condo that closed at $720k (1% off list price). The top new sale came from the oceanfront – an off-market contemporary home on Cypress Drive listed at $29.75M. The other new sales were a Spanish style home in Country Club West listed at $2.495M, a Craftsman with ocean and Point Lobos views listed at $2.895M, and a remodeled home on the second fairway of the MPCC Dune Course listed at $2.495M.

Carmel’s market has picked up again with 3 closed escrows and 5 new sales. The top closed escrow was a remodeled Hugh Comstock historical home that closed at $5.46M (5% off list price). The other closed escrows came from the rectangle; a new ocean view home that closed at $4M (7% off list price) and a custom home in Northwest Carmel that closed at $2.275M (1% off list price). The top new sale came from the Golden Rectangle – a charming cottage with sounds of the surf, listed at $1.98M. The other new sales included a Mid-Century Modern cottage in Southeast Carmel listed at $1.425M, a Hatton Fields Ranch style home listed at $1.329M that was on the market for 3 days, a Storybook cottage on San Carlos with a list price of $1.295M, and a fixer between the Carmel Mission and Mission Ranch listed at $1.25M that sold the day it hit the market.

Quail had two new sales this week. The top new sale came from Quail Meadows – we are honored to represent the sellers of the Modern Craftsman with stunning valley views listed at $3.5M. The other new sale came from Quail Lodge – a Mid-Century fixer listed at 925k.

No news to report in the Carmel Highlands or Preserve market this week.
