AT&T TOURNEY IN FULL SWING

Rain or shine this weekend, celebrities and pros will join forces to play in one of the long-standing golfing traditions in Pebble Beach, now known as the AT&T Pebble Beach Pro-Am. Although less than forecasted, housing inventory rose slightly ahead of the AT&T tourney. Carmel roared ahead to retain the weekly crown, led by a flurry of new sales (8) – the most in ’17. As always, a few highlights from the week below:

Sales slowed in Pebble this week, dipping below seasonal averages with just 2 closed escrows and 2 new sales – tight inventory levels being a large contributor. The top closed escrow came from the Country Club East area – a partially remodeled ranch-style home on an artery near MPCC that closed at the list price of $1.375M. The other closed escrow was a condo in the Upper Forrest that sold just 1% off of the list price of $658K. The top new sale came from an enclave (Macomber Estates) in the Southern part of Central Pebble – a Mediterranean-style home built in ’00 with ocean views and an ask of $6.995M. The other new sale also came from the Central Pebble area – a partially updated Townhouse just above the Lodge with filtered ocean/golf views, that’s listed at $3.495M.

Carmel’s market extended its February hot streak with 4 closed escrows and 8 new sales this week (highest in ’17). The top closed escrow came from the NE area of Carmel – a traditional-style home built in ’88 that closed at $1.35M (7% off of List Price). The other closed escrows included a duplex in downtown Carmel that sold at the list price of $1.35M; a 70’s Contemporary-style home in the outskirts of NW Carmel that closed 8% over the list price of $1.15M and a teardown in the heart of the Golden Rectangle that closed 4% over the list price of $1.15M (essentially dirt value). The biggest storyline from this week comes from the frontlines on Scenic Rd – a stunning Contemporary-style home with unobstructed ocean views, listed at $8.995M. Great to see activity pick-up at the top of Carmel’s market. The other new sales include an updated, oversized cottage (2,700+ sqft) in SE Carmel with an ask of $2.85M; another oversized cottage with similar finishes, offered at $2.395M; a major fixer on an oversized lot, just South of Ocean Ave on Casanova with an ask of $2.3M; another major fixer a couple doors down on Casanova, offered at $1.995M; a couple of small cottage fixers (1,200 and 1,300 sqft respectively) in the heart of the Golden Rectangle with asks of $1.689M and $1.595M and a major fixer in SE Carmel that’s listed at $1.34M.

For the second week in a row, the Highlands had activity to report with one new sale in the Carmel Meadows area – a 1960’s Contemporary-ranch style home, just off of Highway 1 on Ribera Rd that went into escrow this week with an ask of $1.25M.
