Despite a very wet week, Carmel ignited with 9 closed escrows and 5 new sales. The big story this week comes from Scenic Rd with another property closing- 26200 Ocean View Ave with an ask of $12.75M (price withheld). We have the honor of representing the buyers of this truly one-of-a-kind property. Carmel vastly outshined the remaining areas with the most robust week in ’16. A few highlights from the week below:

Pebble’s market quieted down this week with only 2 closed escrows and 3 new sales- down slightly from last week. The top closed escrow came from Rodeo Road on MPCC’s Shore course- a Mediterranean spec-deal that closed at $2.6M (5% off of List Price). The other closed escrow is a tear-down just above Stevenson school on Viscaino that closed at $1.289M (24% off of List Price). The top new sale is a major fixer on a main artery in the MPCC area with an ask of $1.495M. The other new sales included a newly built Ranch-style home in Upper Pebble with an ask of $1.249M and a tear-down also in Upper Pebble with an ask of $839K.

A couple of interesting patterns have been developing in Carmel-By-The-Sea. Activity North of Ocean Ave continues to rise as well as the occurrence of off-market deals. With razor-thin inventory levels in the Golden Rectangle and Carmel Point, we’re seeing the outlying areas benefit from this supply/demand imbalance. As mentioned in the intro, we’re delighted to represent the buyers of this week’s top closed escrow- 26200 Ocean View Ave. The other closed escrows included an off-market deal on Carmelo just South of Ocean Ave that closed at $3.844M (Full Price); a Contemporary-style home in Carmel Point that closed at $3.1M (14% off of List Price)and a tear-down with ocean views also in Carmel Point that closed at the full price of $2.375M. The remaining 5 closed escrows ranged from $1.4M down to $850K. The top new sale popped quickly after being on the market for 9 days- a 3-story fixer on Isabella St with ocean views and an ask of $4.495M. The other new sales included a Ranch-style fixer with ocean views in NW Carmel with an ask of $2.195M; a charming cottage also in NW Carmel with an ask of $1.795M; a newly built cottage in NE Carmel with an ask of $1.949M and a tear-down also in NE Carmel with an ask of $895K. Carmel Point remains hot despite major lack of supply.

No news to report in the Highlands although there are 5 escrows due to close in March which would bring some needed activity to this quiet market.
