With the remaining signature events lined up and the “best-in-show” rolling through town, we’re bound for another great finish to car week.  The market emerged from its ‘post-Soberanes’ hibernation with a very robust week.  Carmel eclipsed the double digit mark for the first time this month with a flurry of new sales.  The batch of delayed closed escrows rolled in this week as Pebble saw a large uptick in sales as well.  A few highlights worth mentioning below:

As mentioned in the intro, we saw a number of previously pending sales finally close, due to logistical complications with the Soberanes fire.  The top closed escrow is a large Spanish-Colonial estate with ocean views and a caretaker’s quarters near the Lodge that closed at $4.8M (13% off of List Price).  The other closed escrows included a tear-down on the frontlines of MPCC’s Dunes course (essentially representing dirt value) that closed at $3.9M (1% off of List Price); another major fixer with ocean views on quiet Sonado Rd closed 23% off of the list price of $3.895M; a recently remodeled Ranch-style home in Central Pebble that closed over the list price of $2.75M; a Contemporary-style home overlooking the 18th fairway of Spyglass Hill that closed at $1.95M (9% off of List Price) and a teardown, also in the Spyglass area, that closed at $930K (7% off of List Price).  The lone new sale is a recently remodeled Ranch-style home in the heart of the MPCC with an ask of $1.289M.

As crowds flocked to downtown Carmel this week for the festivities, they’ve also decided to do some house shopping while in town.  Carmel saw a flood of new sales this week with a robust 6 new sales and 3 closed escrows.  The top closed escrow is a beautifully remodeled, wood shingled home in Hatton Fields that closed at $1.816M (4% off List Price).  The other closed escrows include a cottage fixer on Camino Real that closed 8% off of the list price of $1.705M and another small cottage fixer in NE Carmel that closed at $920K (3% off of List Price).  The top new sale comes on the prized Scenic Rd- previously sold in ’14 at $3.8M, this Midcentury-Modern home just went into escrow with an ask of $5.25M.  The other new sales include a recently built Mediterranean-style home in Carmel Point with an ask of $2.599M; a charming cottage in NW Carmel with an ask of $2.295M; Contemporary-style home in Carmel Point with an ask of $2.395M; a teardown on an oversized lot in NE Carmel that’s listed at $1.35M; a recently remodeled cottage in the heart of the Golden Rectangle with an ask of $1.575M and a teardown in the Southeast part of the Golden Rectangle with an ask of $849K.  We encouraged by this resurgence in activity.

Quail Lodge continues to remains one of the most active markets in our area with more activity this week.  After being on the market for 4 days, condo unit #6 just closed 1% over the ask price of $839K.  The new sale comes from an inlet on River PL of Quail Lodge- a recently remodeled Ranch-style home with an ask of $1.375M.
