After a flurry of new sales last week, Carmel behaved a bit more subdued this week, allowing Pebble to re-claim the lead. We are midway through the 4th quarter and are enjoying the change of seasons along with some much desired rain. A couple of highlights from this week to note:
Pebble chugged along with 2 closed escrows and 5 new sales, a slight uptick in new activity from last week. The top closed escrow was a shingled ranch style fixer on an artery in the MPCC area that closed at $1.256M (3% off of list price). The other closed escrow was a condo in the Upper Forest that closed at the full price of $400K. The top new sale, another frontline listing below Spyglass Hill, went into escrow this week after a price reduction to $6.7M. The other new sales included a tastefully renovated ranch style home in the MPCC area with an ask of $2.45M, another recently renovated home in the Country Club area with an ask of $1.412M and 2 tear downs with asks of $949K and $845K. A very quiet week by recent standards for the prime parts of Carmel with only 1 closed escrow and 2 new sales. The sole closed escrow came from North of Ocean, just outside of Pebble’s gate on San Antonio, which closed at $2.143M (3% off of list price). The top new sale, well north of Ocean, is a cottage style home with distant ocean views and an ask of $1.099M. The other new sale came from Hatton Fields, a ranch style fixer with an ask of $1.225M.
