Our hats are off to the brave firefighters and first responders who are working relentlessly to contain the Soberanes fire that continues to burn in the Highlands and Big Sur for over a week. We hope that everyone remains safe and healthy through the duration of the fire, which is projected to be contained by end of August. Onto recent real estate activity- despite the distraction, our local market had a productive week across the board. Carmel keeps the crown for another week with its first double digit sales week in July.
More of the same for Pebble with a steady week of 1 closed escrow and 4 new sales- par for the month. The lone closed escrow came from famed 17 Mile Dr- a 1940’s Mid-Century Modern style home just above the Lodge with expansive ocean views that closed at $5.85M (16% off of List Price). The top new sale is a slightly remodeled 50’s Ranch-style home on the quiet Sonado Road with filtered ocean views and an ask of $3.895M. The other new sales include a Ranch-style fixer on the 14th fairway of Spyglass Hill that’s listed at $2.45M; another Ranch-style fixer in the Country Club West area with an ask of $1.25M and a fixer in the Upper Forest listed at $1.195M.
Carmel finishes off July on a good note with the most collective weekly sales in the month- 5 closed escrows and 5 new sales. The top closed escrow came from the quiet and coveted Hatton Road- a newly built Traditional-style home that closed just 1 percent off of the list price of $3.195M. The other closed escrows include a remodeled, charming cottage on a great section of Carmelo that closed at $2.075M (3% off of List Price) We had the honor of representing the buyer of this classic Carmel gem; a 1920’s MJ Murphy cottage in NE Carmel that closed at $1.2M (6% off of List Price); a small Cape-Cod style fixer also in NE Carmel that closed over the list price of $799K and a teardown on Ocean Ave that closed at $791K (1% off of List Price). The top new sale is a charming Bed & Breakfast in the heart of the Golden Rectangle with 8 rooms and an ask of $4.295M. The other new sales include a recently built, English-Tudor style home in NW Carmel that’s listed at $2.195M; a major fixer just South on Casanova with an ask of $1.495M; a Ranch-style home fixer in NE Carmel listed at $950K and a teardown, also in NE Carmel, with an ask of $825K.
The Highlands saw an uptick in activity with 2 new sales this week- one being oceanfront. The top new sale is a Mark Mills’ designed Mid-Century Modern home in the private, gated community of Otter Cove- on the West side of Highway 1. We’re thrilled to represent the seller of this truly one-of-a-kind property with expansive ocean views, stretching from Point Sur up to Yankee Point.
