79th BACH FESTIVAL IN TOWN

The inaugural events for the Carmel Bach festival commence tomorrow, kicking-off a two-week series that has become a world renowned tradition in Carmel.  The local market moved at a steady peace this week with a balance of activity across the board.  Inventory levels continue to rise as we enter the 3rd quarter.  As always, a few highlights below:

With 5 sales this week, Pebble extends its steady rally of 4-6 collective sales per week.  The top closed escrow was a major fixer on the East side of prized Crespi Ln- with ocean views on nearly two acres, this Ranch-style estate closed at $3.8M (5% off of List Price).  The other closed escrows include a 1960’s Ranch-style home in the heart of MPCC that sold for $1.464M (4% off of List Price) and another Ranch-style home with potential in the Country Club East area that sold 3% over the list price of $974K.  The top new sale is a slightly updated Mid-Century Modern home in Central Pebble with an ask $3.1M.  The other new sale is a Contemporary-style home along the 18th fairway of Spyglass Hill that’s listed at $3.149M.  For the first time in months, the MPCC area has surpassed Central Pebble for the highest inventory levels in Pebble.

Carmel had a respectable week as well (7 sales), while seizing the weekly crown for the second straight week of the 3rd quarter.  The top closed escrow was an updated Mid-Century Modern home on the outskirts of NW Carmel that closed at $1.810M (4% off of List Price).  The other closed escrows include a newly built (’02) cottage in NE Carmel that closed for $1.58M (1% off of List Price); a recently remodeled cottage in SE Carmel that sold for $1.49M (2% off of List Price); a rustic cottage-fixer in NE Carmel that closed at $1.15M (8% off of List Price); a Ranch-style home with valley views in Hatton Fields that closed at $1.135M (2% off of List Price) and a teardown in the Southern part of the Golden Rectangle that closed at $950K (5% off of List Price).  The top new sale comes from Ocean View Ave in Carmel Point- a major fixer with filtered ocean views and a guest house that’s listed at $2.5M.

The Highlands saw some activity this week with one new sale.  Perched well above the coast on the East side of Highway 1, this John Matthams’ design went into escrow at $1.5M after being on the market for only 2 days.  Inventory has risen substantially over the recent weeks, eclipsing the 20+ threshold for the first time in months.

Although the sale occurred last week, it’s worth noting that Quail Meadows had another closed escrow- extending its banner year to 6 total sales.  The closed escrow was a very unique Contemporary-style home with Northern valley views that closed at $4.46M (5% off of List Price).
